Our deals

We’re experts in providing fast, flexible bridging loans. Our comprehensive portfolio of deals - all arranged on a bespoke, case-by-case basis – gives just a small snapshot of our broad capabilities and versatility.

Deals below £10 million

  • Lent £386,000 to individuals for emergency cash flow secured on a portfolio of assets
  • Lent £750,000 to a Jersey trust for two months to enable the purchase of other assets
  • Lent £5.8 million to an English borrower to complete the purchase of a residential flatted building in central London
  • Currently raising £8 million for the purchase of central London property containing ground floor retail and three upper floors of residential

Deals above £10 million

  • Lent €10 million secured on an office building in the Netherlands
  • Lent £11.5 million for purchase of a branded hotel in a regional city in England

Large/complex loans

  • Raised £40 million for the purchase of a science-based industrial park
  • Raised financing for a bid of £560 million on a London hotel
  • Via Waterman Trust Company, bid £1.125 billion for a tower in Canary Wharf. The bid was the highest at the time, but we withdrew the bid because of legal risk attached to the tenant’s guarantor

Cash flow against tax refunds

  • Raised €6.9 million to finance cash flow secured against a VAT receivable

Our lending criteria

Because we know that there is no standard deal, all our products are designed and underwritten on a bespoke basis. But there are some key themes:

Our maximum loan-to-value ratio is 70% on secured property
Our lending term is up to 11 months
Our rates start from just 1% per month
We finance unregulated loans only

About us

Arranging a bridging loan can be a long and complicated process. At Simple Financing, we use our unique combination of industry expertise and flexibility to cut straight through that complexity.

As part of the long-established Waterman Group, our robust bridging capabilities date back to 2005. But because we don’t rely on institutional funding, we have the freedom to draw on our deep reserves of capital to provide fast, flexible bridging loans that are designed to meet our clients’ specific needs.

Simple Financing is led by two highly experienced industry professionals who know this complex space inside out and understand the market dynamics that make it tick.

David Linsley David Linsley
Director

David is a retired Chartered Surveyor and RICS Registered Valuer who has extensive experience and knowledge of both commercial and residential property valuation and secured lending finance. His previous appointments include the Specialist Valuation Division and regional offices within the Valuation Office Agency, and he was principal of a regional RICS firm which held many lender panel appointments. David provides valuable in house valuation knowledge and liaison with our external Valuation Panel.

Director

Hassan has been in secured lending since 2005. He practised as a solicitor and partner in various city firms for a number of years before taking his MBA from the Darden School of Business, University of Virginia. As a solicitor he acted for banks and entrepreneurs. Hassan now finds, structures and manages suitable investment opportunities for his investor clients.
